The client is encouraged to walk with the inspector during the inspection, talking about conditions while they are in front of them can lend a texture of understanding, urgency, and/or concern. Our main goal is to give the client a sense of confidence in the decisions they are about to make.
A pre-listing inspection allows the seller to disclose the condition of the home prior to any interested party making an offer. This pre-emptive disclosure removes the seller from negotiation because offers are made after the condition of the house has been revealed.
Our certified inspectors have years of experience with commercial property inspections, which have additional systems that need to be inspected.

Radon is colorless, odorless, and extremely carcinogenic. It can affect homes anywhere in the US, and the only way to check for elevated levels of radon in your home is with testing.
Hacienda inspectors will inspect all visible components without breaking them, taking them apart, or hurting themselves in the process (instinct suggests that there will be a definite delay providing a completed report if the inspector falls off of the roof).
Inspected elements include all structural components from the roof and attic to any crawl space under the building. Hacienda will inspect all mechanical systems, heating, plumbing, water heating, and electrical. Exterior inspection will include grading and drainage and how those components or configurations affect siding, weather shell, foundation, and periphery elements (decks, patios, fencing, walkways, and habitable outbuildings).
Hacienda inspectors will provide a written report in a mobile device format and a PDF narrative within 24 hours of the inspection and be available to answer questions or revisit as necessary.
Everyone involved, especially the buyers and sellers need to understand and know the condition of the property. Throughout our experiences, we have found it is imperative to communicate and work directly with the client to ensure they understand what is actually inspected and what is not.
